EquiRisk turns unread evidence into sharper risk selection.
We read the evidence that insures the buildings where people sleep, and turn it into signals an underwriter can price on. Ask Quinn®, our AI risk analyst, reads the full pack, from fire risk assessments to the Statement of Value. Every extraction is linked to its source, every output confidence-scored, and anything doubtful is referred to a person for judgment.
Fluent in the evidence you already hold
One building. Four balance sheets that depend on the same evidence:
A renewal pack describes the building as it was, not as it is.
A renewal pack is assembled from documents written years apart; it describes the building as it was, not as it is. It arrives as scanned PDFs, photographs and spreadsheets, and every assessor formats it differently.
So findings are re-keyed, triage varies by reviewer, and contradictions go unfound. Unread evidence is priced as uncertainty: loaded premiums, restricted terms, declined capacity. One portfolio: 60 blocks, around 15,000 pages, declined rather than read.
Quinn turns the same pack into structured signals: every finding linked to its source page, matched to the right building, and scored for confidence.

Meet Ask Quinn®.
Quinn works securely in the background and reads the pack as it arrives, whether that is a submission pack on its own or, where the provider allows it, a live connection to the systems they already run, from the Asset Management System to the document store. Social housing is where we start: 5.5 million homes across the UK whose risk sits in exactly these documents.
Quinn does more than extract. It isolates the red flags underwriters actually care about, links every finding back to the exact page and section of the source document, and shows its confidence on every field. Each rating can be verified at its source in a single click, rather than taken on trust. A pack that takes days or weeks to read properly comes back in minutes. Quinn is as explicit about what the pack does not show as about what it does: every gap becomes a question asked before the risk is bound, not a dispute after a loss.
What underwriters use Quinn to do.
Read
Ingest the pack as it arrives: the Statement of Value plus the FRAs, FRAEWs, EWS1s and building safety case material, read page by page. Assessor opinion is preserved verbatim.
Resolve
Every address cleansed to UPRN and resolved parent-to-child, so evidence lands on the building it actually describes. Unmatched records are flagged, and the portfolio mapped by concentration of value and count.
Score
Every extraction carries its source and a confidence score; low-confidence fields are flagged for human review, never silently guessed. The I-Rating summarises evidence quality and completeness across the portfolio.
Decide
This one is yours. Clean data flows straight through to pre-populated carrier submission documents; anything doubtful is referred to a person for judgment. EquiRisk surfaces the signals. The underwriter decides.
One platform, every view of the risk.
EquiRisk is the evidence spine: every document, address and signal resolved onto one structure a pricing decision can stand on. An intelligence platform, not a compliance product.
Risk Map
Every property mapped to its UPRN with COPE detail and EPC band, resolved into its block and colour-coded by risk; flood, geology and deprivation layers sit a click away. Geospatial context on the same spine as the documents.
FRA states stay put; safety case report records simultaneous evacuation.
Block Analysis
One building at a glance: height, total insured value and the RAG flags drawn across its FRA, FRAEW and safety case, with contradictions surfaced rather than buried.
Common parts detection absent; assessor recommends BS 5839-1 system.
Assessment read
The fire risk assessment read in full: rating, measures and every remedial action, each field verified against its page. Assessor opinion preserved, never paraphrased away.
Privacy by design, not by afterthought.
Evidence packs are commercially sensitive and sometimes personal. The architecture treats that as a first principle, and every output is defensible to referral, audit or regulator.
Your documents stay yours
We take a licence to process, never ownership. What you share is used to answer your questions, under terms you control.
Deployment on your terms
Self-hosted and dedicated tenancy options keep sensitive portfolios inside your perimeter where required.
No resident data. Ever.
Resident details and person-specific evacuation information are excluded by design, not filtered as an afterthought.
Assessor identity protected
Assessor names are pseudonymised. The platform reads the evidence on its merits, without profiling the people who wrote it.
Provenance on every record
Each field carries its origin, tier and confidence, so every output can be traced back to a page in a real document.
Honest about uncertainty
Low-confidence signals are shown as low confidence. A useful analyst tells you what it does not know.
Built on three principles.
EquiRisk surfaces the signals. The underwriter decides.
An assessment is a photograph, not a portrait. Evidence decays quietly, and nobody is at fault when it does. The job is making that visible before it matters.
A useful machine is honest about what it does not know. Every signal carries its confidence score, including the uncomfortable ones.

Evidence decay: the steady loss of accuracy between the date an assessment is written and the date it is relied on. The building moves on; the document does not.
